If you own a rental property in Wales — particularly an HMO — you are legally required to have a current, suitable and sufficient Fire Risk Assessment. It's not a recommendation. It's a requirement under the Regulatory Reform (Fire Safety) Order 2005 and reinforced by the Renting Homes (Wales) Act 2016.
