The VCT story

Why VCT exists โ€” and why Wales needs it.

The Renting Homes (Wales) Act 2016 changed everything for landlords and letting agents in Wales. The legislation introduced a legal duty on landlords to ensure properties are fit for human habitation โ€” and for the first time, that duty is backed by real enforcement powers and real consequences for those who fall short.

The problem was that the compliance industry hadn't kept up. Most jobs are booked within one to three working days of the initial call. Same-day attendance is available at a supplement. For monitoring contract clients, visits are scheduled on a regular date each month wherever possible.

The inspection

Dean attends with calibrated instruments โ€” hygrometers, moisture meters, thermal imaging camera, PAT testing equipment โ€” and carries out the inspection systematically. Every reading is recorded. Every finding is photographed. Nothing is estimated or guessed.

Report within 48 hours

Every report is delivered digitally within 48 hours of inspection. RAG-rated, photographed, Welsh law referenced, and written to be forwarded directly to your landlord, tenant, solicitor or council without needing further explanation.

VCT charges on completion. No large upfront deposits, no invoices chased weeks later. Monitoring contracts are billed monthly in advance. No VAT is charged on any service โ€” VCT is not VAT registered.

For properties further afield, mileage is charged at ยฃ0.45 per mile beyond the 25-mile free zone. Same-day, weekend and evening visits are available across the entire coverage area at the relevant supplements.
